Access Statement for School House cottage



The cottage is Grade 2 listed and has achieved a 4* rating from Visit England. It is a terraced cottage with its own parking outside of the property in a rural setting. The nearest village with a shop is 1 1/2 miles in the village of Slaidburn, whilst the nearest large town is Clitheroe which is 7 miles from the cottage.


The property is not situated on a hill or via a gradient. It has 2 bedrooms and sleeps 3. The bedrooms are on the first floor The access to the cottage is via its own front door. The cottage has no gas or oil and is heated through electric radiators, each  with its own thermostat.

  • A welcome email will be forwarded to you with details of check in / check out and directions if required
  • Check in is from 3pm onwards
  • Check out is no later than 11am
  • The nearest train station is Clitheroe which is 7 miles from the cottage
  • A taxi service is available. If you require details of the taxi firm please contact me
  • There is a bus service with a stop approximately 100 metres from the cottage. The bus service is infrequent detail can be forwarded to you on request as timetables change for each season
  • The streets surrounding the cottage are tarmac with no cobbles
  • Tesco, Sainsbury’s and Asda can deliver shopping prior to your arrival but times of delivery MUST be confirmed prior to order to ensure someone is available to receive
  • Details of local walks are attached to the welcome email
  • Details of local pubs are on our website



Key Collection, Welcome and Car Parking


  • If arrival before 7pm you will be met personally
  • If arrival after 7pm you may be asked to use the key box – details will be sent in the welcome email
  • Car parking is available outside the cottage
  • A welcome email will be sent prior to your arrival
  • A breakfast pack is offered for an additional charge but must be ordered prior to your arrival
  • An external light is provided outside the front door and will be left on for late arrivals



Entrance to Property


  • Car parking for 1 car
  • 176 cm from the road to the front door
  • There is a 3cm step from the tarmac road to access the front door
  • The door opening is 89cm
  • There are no gateways
  • There is no ramp available
  • There is no handrail to the property available
  • There is an outside light and the entrance is well lit



Hall, Stairs, Landings, Passageways


  • The front door leads into the hall, stairs and landing
  • The hall has vinyl flooring
  • There are 13 wooden stairs, which are painted and finished with a non-slip coating, with a handrail to the right when going up the stairs.  There is a 90 degree turn to the right after the second step
  • The distance between the stairs and the hall wall is 720cm
  • The hall stairs and landing is lit by a pendant light with a bulb and shade
  • The landing has short pile carpet and leads to the bathroom and bedrooms
  • Under the stairs is a hall table which has the house information folder and visitor book
  • There is a boot rack in the area under the stairs
  • There is an umbrella in the area under the stairs



Sitting Room/Lounge


  • The lounge is situated via the first door on the right
  • The door opening is 80cm
  • There are no steps in the living room
  • The floor is carpeted by a short pile carpet
  • There is a 2 seater sofa and one winged chair. The furniture is movable but must be put back in original place prior to check out
  • There is a SMART TV with inbuilt DVD player there – subtitles are available if required
  • There is a nest of tables with 3 tables
  • The lighting is a bulb and pendant and a floor spot light



Dining Room


  • There is no dining room





  • The kitchen is accessed via the hall and is the door directly in front of you
  • The door opening is 80cm
  • The height of the oven is 79cm and it is a hide and slide door
  • The work surfaces are 92 cm from the floor
  • There is a table and chairs in the kitchen. The height of the table is 76cm and the width for each chair is 63 cm
  • The highest cupboard is 99cm which houses the cups, plates, glasses etc
  • The sink has a single mixer with a lever
  • The kitchen is lit via spot lights
  • The floor is non slip vinyl



Bedrooms and Sleeping Areas


  • There are 2 bedrooms on the first floor
  • The main bedroom has a super king size bed the second bedroom has a single bed.  The door opening to the main bedroom is 82cm and the second bedroom 78cm
  • There is access to both sides of the bed in the main bedroom but only one side of the bed in the second bedroom
  • There are 2 bedside tables with lamps in the main bedroom and 1 bedside table and lamp in the second bedroom.  There is a further lamp in the main bedroom
  • Both bedrooms have a main light which is a bulb with a lamp shade
  • The furniture in the bedrooms is not moveable
  • The walls are white and the flooring is grey carpet in the main bedroom
  • The walls are white and the flooring is cream carpet in the second bedroom
  • All bedding in non-allergenic
  • There is no space under the main bedroom bed




Bathrooms, Shower-rooms and Toilets


  • The shower room has a shower, toilet and sink
  • There is a heated towel rail
  • The flooring is non slip vinyl
  • The height of the WC from the floor to seat is 43cm
  • The step into the shower is 18cm high
  • The height of the sink is 85cm and has a cupboard underneath
  • There is a single tap with a lever
  • The lighting is spotlights
  • The towels are blue
  • The walls are white and the flooring is dark brown wood effect and the door opening is 78cm





  • The garden is accessed via the back door
  • The back door opening is 87cm
  • The garden is maximum 370 cm wide and 420cm long
  • The garden has astroturf
  • The garden is flat
  • There is a table and 3 chairs for seating

  • We welcome assistance dogs – however, this MUST be agreed prior to booking
  • All areas of the cottage are cream/ white with contrasting flooring
  • There is free wifi
